Protecting Every Opening Before the Next Storm
We install impact windows in Port St. Lucie, Florida, along with the doors, sliders, garage doors and shutters that finish the job. The goal is simple: when a hurricane watch goes up, every glass opening in the house is already protected, and nobody has to drag out panels, drill anchors or climb a ladder in the wind. Homeowners here also search for these as "hurricane windows", and they are the same product: glass and frames tested to take a hit from wind-driven debris and then hold against the pressure that follows.
Why this area takes openings seriously
The Treasure Coast has been hit hard and more than once. Hurricane Frances came ashore at the southern end of Hutchinson Island on September 5, 2004, as a Category 2 storm, and the highest gust recorded anywhere in Florida during Frances, 108 mph, was measured in Fort Pierce. Twenty-one days later Hurricane Jeanne made landfall about five miles from the same spot as a Category 3 with peak sustained winds near 120 mph. Thousands of homes in St. Lucie County were damaged or destroyed. Wilma followed in 2005, making three direct hits on Port St. Lucie in two seasons.
What an impact window actually does
An impact window uses laminated glass: two layers of glass bonded to a tough plastic interlayer. When debris strikes it, the glass can crack, but the interlayer holds the pieces in the frame and keeps the opening closed. That matters more than the glass itself. Once a window or door breaks open, wind rushes into the house and pushes up on the roof from inside while the storm pulls on it from outside. Keeping the envelope sealed is what keeps a roof on.
Impact products are tested by firing a heavy piece of lumber at the glass and then cycling the unit through thousands of positive and negative pressure loads. A product that passes earns a Florida Product Approval number, and that number, with its rated design pressure, is what the building department checks on your permit.
The housing stock here
Port St. Lucie grew in waves, and the windows show it. Census estimates put the median year built at 2002, with about 35 percent of homes from the 2000s and roughly a quarter built in the 1970s and 1980s. Older block homes can still have their original single-pane aluminum windows, metal storm panels in the garage and a hollow front door. A newer house may have standard glass that depends on panels or accordion shutters rather than impact windows. Either way, the work usually starts with the same question: which openings are unprotected today?
Permits are part of every job
The City of Port St. Lucie requires a permit to replace windows and doors. Swapping only a broken pane of glass in an existing frame does not need one. The City's checklist calls for a layout plan, the Florida Product Approval with its installation instructions, and a recorded Notice of Commencement for jobs valued at $5,000 or more before the first inspection. Shutters and garage doors have their own permit applications. We prepare all of it, submit it, and meet the inspector.
Impact glass or shutters?
Both can protect a house. Impact windows protect all the time, need no setup before a storm, and also cut outside noise and block most UV. Shutters cost less per opening, and accordion or roll-down styles deploy in minutes, but somebody has to be home and able to close them. Many owners mix the two: impact glass on the windows, accordion shutters across a wide lanai opening, and an impact-rated garage door. We price it whichever way you want to compare.
Insurance and grants
Florida insurers give wind mitigation credits based on the uniform inspection form, OIR-B1-1802. The opening protection credit is graded by the weakest protected opening, so one unprotected door can hold back the discount for the whole house. The state's My Safe Florida Home program has offered grants of up to $10,000 toward impact windows, doors and garage door upgrades for eligible homeowners after a free inspection. Funding and eligibility change from year to year, so check the program's site before you plan around it.
Where We Work
Inside Port St. Lucie we cover the whole city, from the older streets near the North Fork of the St. Lucie River to St. Lucie West and Tradition west of I-95. Both of those master-planned areas often have architectural review for exterior changes, so we line up HOA approval of frame color and style before the City permit. North of the city, Fort Pierce is a separate city with its own permit office, so permits there go through Fort Pierce rather than Port St. Lucie. In Martin County we work in Stuart, Jensen Beach, Palm City and Hobe Sound; Stuart permits through the city and the unincorporated communities through the county. We also take jobs north in Vero Beach in Indian River County and south in Jupiter in Palm Beach County. Homes close to the ocean, on Hutchinson Island or beachside, can call for higher design pressures than lots a few miles inland, and we size products to what each permit office requires for that address.

Why Homeowners Call Port St. Lucie Impact Windows Pros
Every opening on one quote
Windows, doors, the slider and the garage door are listed separately with product, glass and design pressure, so you can do the whole house or phase it.
Paperwork done right
Product approvals, layout plans, the Notice of Commencement and inspections are handled for you, and you get copies for your insurer.
Measured for the wall you have
Block homes usually get inset installs and wood-frame homes often get fin-type frames. We note the wall before we quote, not after the old window is out.
Honest about the cheaper fix
If new glass in an existing frame, a garage door brace or a set of accordion shutters will do the job, you will hear that option too.
Common Questions
How much do impact windows cost in Port St. Lucie?
National cost guides put installed hurricane windows at roughly $400 to $1,200 per window, with large sliding or architectural units well above that. A 2026 Florida guide lists whole-home impact window projects at about $15,000 to $50,000 or more. Size, frame material, glass options and the number of openings drive the total, and your written estimate is the price.
Do I need a permit to replace windows in Port St. Lucie?
Yes. The City requires a permit for window and door replacement, with a layout plan and the Florida Product Approval for each product. Replacing just the glass in an existing frame does not need a permit. We pull the permit as part of the job.
Is Port St. Lucie in the High Velocity Hurricane Zone?
No. The High Velocity Hurricane Zone covers Miami-Dade and Broward counties. In St. Lucie County, products need Florida Product Approval and must meet the design pressure for the opening. Many products also carry a Miami-Dade approval, but it is not required here.
Will impact windows lower my insurance?
They can. Insurers apply wind mitigation credits based on a signed OIR-B1-1802 inspection form, and opening protection credit follows the weakest opening in the house. To get the top credit every opening, including entry and garage doors, needs to be protected. Ask your agent what your policy gives before you buy.
Are hurricane windows the same as impact windows?
Yes, people use the names for the same thing: laminated glass in a reinforced frame, tested against flying debris and wind pressure. Storm windows that mount over existing glass are a different and lighter product.
How long does installation take?
Most houses take one to a few days on site, with each opening removed and closed up the same day. Ordering custom impact units and permit review take longer than the install itself, so it pays to start well before hurricane season.
Can I get a My Safe Florida Home grant?
Possibly. The program has offered up to $10,000 for eligible owners after a free wind inspection, with matching rules based on income. It pays by reimbursement after the work passes the building inspection. Funding windows open and close, so check mysafeflhome.com for the current status.
Do I still need shutters if I have impact windows?
Not for the windows. Impact glass is the protection. Any opening that is not impact rated, such as an older slider or front door, still needs a shutter or replacement to keep the house fully protected.
